EXECUTIVE SUMMARY:

Creekwood is comprised of 8 two-story townhome buildings that were built in 1998. Each building contains 6 two-bedroom townhomes with two full baths, washer/dryer hook-ups and private entrance. There is neutral decor throughout, a cathedral ceiling in the great room, with a ceiling fan. Galley kitchen with refrigerator, electric range, dishwasher and garbage disposal. Window coverings, water, sewer and trash removal included. Master suite has a walk-in closet with small attic for off-season storage. Smoke alarms are located on each floor. CO detector and fire extinguisher in each home. The upgraded units have new oak kitchens, counter tops, faucets, light fixtures, ceramic and wood laminate flooring. Exceptions have been made to the no-pets lease, for small dogs under 25 lbs., and cats, with $199 non-refundable pet deposit and $25/month increase in rent. Creekwood is outfitted with tenant-paid gas forced air heat with central air. Currently, the asking rents at Creekwood are $825 for the two-bedroom two-bath units, whereas market rents are $909 for two-bedroom two-bath units. It is imperative to note, that after a detailed rental study, it has come to our attention that rents at Creekwood are below market averages.
