Greg Coulter is the Founder and Managing Member of Income Property Organization with an impressive and award-winning career in multifamily brokerage. Over the course of the past 32 years, Greg has distinguished himself as one of the leading authorities in all aspects of the multifamily industry in the State of Michigan and extended Midwest region, with over 500 individual properties totaling 35,000-unit sales, and a realized transactional value exceeding $1.6 Billion. Within this impressive sales record are several multifamily real estate classifications, including market-rate communities, subsidized communities (LIHTC, Section 8 and Rural Development), and student housing. Also notable is Greg’s extensive experience in selling distressed assets on behalf of lenders through a variety of structures, including REO, Short Sales, Receivership Sales, Bankruptcy Sales and Note sales.
Greg offers multifamily owners and investors a seasoned, sophisticated set of brokerage skills that have generated more closings than any other apartment broker in Michigan over the past 20 years. Accordingly, IPO has consistently ranked in the top 2 position in multifamily apartment sales, year over year. Greg’s interpersonal skill set and overall leadership in the firm have led to the receipt of many industry awards and designations, including Costar’s Annual “Top Ten Detroit Brokerage Firms”, Midwest Real Estate News “Best of the Best” and the prestigious CoStar Power Broker “Top Firm Award” for annual sales revenue in the years 2011, 2013, and 2015 through 2022. At a personal level, he has received the CoStar Power Broker “Top Broker Award” in 2013, 2015, 2016 and each year from 2018 through 2022, and in 2019, he was inducted into Midwest Real Estate’s CRE “Hall of Fame”. Greg’s educational background includes a Bachelor of Science in Business Administration, with a minor in Real Estate, from Ferris State University. He is the managing broker in Michigan and a licensed sales associate in the State of Kentucky.
